$4M deal secures final parcel for Carver Square condos development

Less than a week after spending $10 million for a 23-acre site near Short Pump, a prolific area builder put down nearly half that amount for roughly 2 acres in the city — putting the final piece of its next Richmond development in place.

Stanley Martin Homes has finalized its purchase of about 2¼ acres at 1480 and 1500 W. Moore St., where it plans to build the bulk of its recently approved Carver Square condominiums. The Reston-based builder paid $4 million in a deal that closed Nov. 4, according to an announcement from Divaris Real Estate.

Divaris agents Read Goode and Cheryle Toy represented Stanley Martin in the purchase. The transaction was not reflected on city property records available online as of Tuesday afternoon.

The purchase secures the final piece of a three-parcel assemblage that will house Carver Square, approved for 90 “two-over-two”-style units, meaning two-level condos stacked on top of each other within four-story buildings. The project, which secured zoning approval last month, will be the company’s second in the city, following the under-construction Stony Point Landing in the Bon Air area.

Stanley Martin had previously secured the third parcel for Carver Square: a 1.3-acre site at 1027 N. Lombardy St. that it purchased in March for $3.9 million. One South Commercial’s Lory Markham and Ann Schweitzer represented the seller in that deal.

Commonwealth Commercial’s Ben Bruni and Ryan Fanelli had the Moore Street listings, representing property owner John Bottger, who previously owned Argus Steel. The metal supplier has since relocated to Hanover County.

Spy Rock snags two development sites near The Diamond for nearly $7M

Kicking off a busy autumn, a Scott’s Addition-based developer has secured another piece for its Hardywood-anchored project, while also grabbing 3 acres nearby for the future home of a fast-growing local startup.

Spy Rock Real Estate Group purchased 1900 Ellen Road near The Diamond for $2.7 million, as well as 1601 Overbrook Road for $4.2 million.

The Ellen Road property, which was formerly a paint distribution center for Sampson Coatings, will be filled by Grenova, a health tech firm that makes laboratory devices that clean pipette tips. Grenova will move its operations from Clopton Siteworks in Southside to the Ellen Road building, and more than triple its footprint from 10,000 square feet to 33,000 square feet.

“This was just sitting vacant there on almost 3 acres,” Spy Rock Principal Andrew Basham said. “It wasn’t really on our radar but we looked at it and we got interested in it. We thought it was a great location, obviously, being in north Scott’s Addition and close to The Diamond.”

N.C.-based developer closes second deal in Richmond this year

Upon acquiring its first property in Richmond earlier this year, North Carolina-based real estate development firm Hem + Spire said it had more deals in mind in the city.

It made good on that statement this week by purchasing 1300 Semmes Ave. in Manchester for $3.7 million, city property records show. The deal closed Wednesday.

The roughly 20,000-square-foot office property joins the Branch Building at 1015 E. Main St. downtown in Hem + Spire’s Richmond portfolio. It paid $1.4 million for that first property in January.

SIGNAL HILL APARTMENTS SELLS FOR $7.6 MILLION

Richmond, VA – Commonwealth Commercial Partners, LLC is pleased to have facilitated the sale of the 68-unit Signal Hill Apartments and 1-residential house located at 8111 Signal Hill Road in Mechanicsville, VA. The property was deemed attractive because of its solid construction, excellent hands-on management and the dearth of multifamily product available in Hanover County. The residence/office is an up-to-date four-bedroom, three full bath house which will be a rental, with a separate management office to be used by the new ownership.

The property was placed on the market in the Fall of 2019 and the purchaser, an affiliate of Peak Strategic Capital from Washington, D.C., was selected competitively from a number of qualified prospects hailing as far away as California and New York. The new buyer bought the apartments with Freddy Mac financing.
