Renovation of Hardywood brewery’s original location plus new residential development make centerpiece of Brewer’s Row

One of the epicenters of the Richmond region’s craft brewing renaissance is starting to undergo a transformation.

Over roughly the next year or so, new apartments and condos will rise in the blocks surrounding Hardywood Park Craft Brewery’s location on Ownby Lane in Richmond, bringing more than 250 residential units to what is now mainly an industrial and office area.

“We are trying to create a community there with Hardywood in the middle,” said Andrew Basham, a principal with Spy Rock Real Estate Group, the Richmond-based company that is developing the project.

With Hardywood at the center and two other breweries — Castleburg Brewery and Main Line Brewery — within walking distance, Spy Rock is calling the development Brewer’s Row.

The new residential development comes as Hardywood itself has undergone a transformation at its Ownby Lane brewery and taproom.

Gone is the original Hardywood building at 2408 Ownby Lane, a former warehouse where brewery founders Eric McKay and Patrick Murtaugh brewed their first small batches of beer in 2011. That building has been torn down and the bare lot is now surrounded by fencing as construction is set to start on one piece of the Spy Rock development, a unit of 36 rental condos.

Immediately adjacent to that lot is a building at 2410 Ownby Lane that Hardywood acquired in 2012.

Manchester may, at long last, be getting a grocery store

With a planned high-rise apartment and commercial project as the lure, Manchester could finally get its chance to hook a neighborhood grocery store.

A new mixed-use development expected to stand 12-16 stories is in the works at 201 W. Commerce Road, on a roughly 1-acre plot owned by Brent Graves, a former owner of Taylor & Parrish Construction.

While still in the planning stages, the project would look to house 250 apartments and about 25,000 square feet of ground-floor commercial space.

For that commercial space, Graves said his group has been in discussions with a couple grocery store tenants, though nothing’s been finalized. If he is able to bag one, he said it’ll help guide the rest of the project’s design.

$4M deal secures final parcel for Carver Square condos development

Less than a week after spending $10 million for a 23-acre site near Short Pump, a prolific area builder put down nearly half that amount for roughly 2 acres in the city — putting the final piece of its next Richmond development in place.

Stanley Martin Homes has finalized its purchase of about 2¼ acres at 1480 and 1500 W. Moore St., where it plans to build the bulk of its recently approved Carver Square condominiums. The Reston-based builder paid $4 million in a deal that closed Nov. 4, according to an announcement from Divaris Real Estate.

Divaris agents Read Goode and Cheryle Toy represented Stanley Martin in the purchase. The transaction was not reflected on city property records available online as of Tuesday afternoon.

The purchase secures the final piece of a three-parcel assemblage that will house Carver Square, approved for 90 “two-over-two”-style units, meaning two-level condos stacked on top of each other within four-story buildings. The project, which secured zoning approval last month, will be the company’s second in the city, following the under-construction Stony Point Landing in the Bon Air area.

Stanley Martin had previously secured the third parcel for Carver Square: a 1.3-acre site at 1027 N. Lombardy St. that it purchased in March for $3.9 million. One South Commercial’s Lory Markham and Ann Schweitzer represented the seller in that deal.

Commonwealth Commercial’s Ben Bruni and Ryan Fanelli had the Moore Street listings, representing property owner John Bottger, who previously owned Argus Steel. The metal supplier has since relocated to Hanover County.
