Tech startup moving downtown HQ to Scott’s Addition

A local startup is sliding back onto familiar grounds as it moves its headquarters from downtown to Scott’s Addition.

Blueswipe, a 5-year-old company that provides payment processing software and hardware for small to mid-sized businesses, is relocating its home base to the recently redeveloped HandCraft building at 1501 Roseneath Road.

The company, run by CEO Tim Ryan, leased the entire 6,400-square-foot second floor of the 87,000-square-foot building that’s been transformed in recent years from an industrial laundry facility to modern office, brewery and retail space.

Building formerly housed Virginia Commission for the Blind

 

RICHMOND, Va. — March 15, 2017One of Carytown’s most famous historic buildings will soon become 32 luxury apartments. The former site of the former Virginia Commission for the Blind building at 3003 Parkwood Avenue in Richmond was sold by Commonwealth Commercial Partners.

“The property is in a fabulous location offering future residents easy access to all of the amenities in Carytown,” said Sam Worley of Commonwealth Commercial Partners, who represented the Seller along with Chris Jenkins and Ryan Fanelli.

The purchaser, Crescent Preservation and Development of Richmond paid $1,687,500 with the intention of converting the property to apartments using historic tax credits. Crescent Preservation & Development Co. is a real estate investment management firm specializing in the acquisition and adaptive reuse and/or substantial rehabilitation of affordable housing and historic structures using federal, state and local incentives to produce sustainable communities.

Walter Parks Architects of Richmond has been retained for the renovation design and Cite Design of Richmond has been hired for landscaping improvements. Monument Construction has been selected as the general contractor.

Historical Significance

The 16,288-square foot, U-shaped building, originally constructed in 1941, sits on the edge of Carytown at the corners of Parkwood and Sheppard Streets. Built during the Colonial Revival style era, the building sits on .68 acres, and features Flemish-bond brick exterior walls, a brick belt course and corner quoins.

The building was constructed for $80,000 (including WPA funds) under the direction of Virginia Governor James Price. He appointed Lucian Louis Watts and the Virginia Commission for the Blind to oversee construction of the building, which came to represent Virginia’s significant efforts to address the social welfare of the blind population in the Commonwealth.  The building served as executive offices of the Commission until 1980, when it moved to Azalea Avenue. The property was most recently a senior/retirement home known as Parkwood Manor.

Located in Henrico County, the property is surrounded on three sides by the mixed-use Rocketts Landing development. Rocketts Landing acquired the property so that it can expand its community. Newly rezoned, initial plans for the property include a parking lot and 12 townhomes. Rocketts Landing recently began construction of a new apartment building adjacent to the property.

The property was presented for sale by Sam Worley and Ryan Fanelli of Commonwealth Commercial.

“We’re glad to have helped the seller and the logical buyer as the wonderful Rocketts Landing community continues to grow,” Worley said.

Most recently, it housed Virginia Rigging and Crating’s commercial and industrial moving and storage business.

Carytown space trades maternity for stationery

Carytown retail space doesn’t stay vacant for long.

Paper Source, a national retailer that sells invitations, announcements, gift wrap and stationery, is set to move into 3124 W. Cary St. in Cary Court later this year. The 2,200-square-foot storefront was left empty by maternity shop Hip to Be Round, which shut down in May.

The Richmond store will be Paper Source’s fifth location in Virginia, joining shops in Northern Virginia and one in Virginia Beach. It has more than 100 locations nationwide.

Members from Paper Source’s corporate headquarters in Chicago were reached but would not respond to requests for comment about its new Richmond storefront.

Brokers Jim McVey and Michael Morris of Commonwealth Commercial Partners represented Sauer Properties, which owns Cary Court, in the Paper Source lease.

Commonwealth Commercial Evaluates Rural Land Market’s Upward Trend
Over 30 rural Virginia counties report nearly 200 land transactions in 2015

 

Richmond, Va. – Feb. 26, 2016 – The large-acreage rural real estate market in Central Virginia is heading toward pre-recession values in terms of price per acre and total transactions, according to Commonwealth Commercial Partners, LLC.

In 2015, Commonwealth Commercial reported nearly 200 transactions, each of which totaled 100 acres or more, throughout 31 rural counties in the region. These transactions, with an average cost of $2,166 per acre, demonstrate an upward trend that has steadily continued since 2009. There are a significant number of buyers and sellers in the market, with over $120 million in total volume sold and over 56,000 rural acres traded in the last year.

“Between falling oil prices, the unpredictable stock market and ongoing political races, many investors prefer ‘hard’ assets,” said Bill Barnett, senior vice president and partner, Commonwealth Commercial. “Land has been an attractive alternative asset. Buyers and sellers need market-based, geographical information on their assets in order to reach their financial goals.”

Counties with the most transactions include Buckingham, Amelia, Southampton and Prince Edward. Counties that saw the highest average price per acre include Goochland, Powhatan, Cumberland and Louisa.

“The market is volatile from both a macro- and micro-economic perspective. Farmers are facing the third straight year of weak grain prices, leading to less agricultural land being bought or sold,” said Hank Campbell, first vice president, Commonwealth Commercial. “This leaves timberland and recreational property to be the majority of rural land sold, which typically trades at a lower valuation.”
