Projects We’re Excited About: Pony Farm Industrial Park in Goochland and Hanover Counties, Virginia

Richmond, Va. – May 16, 2024

It all started in the summer of 2022 when Michael Mayhew cold-knocked on Todd Walton’s door.

Walton had just sold his business, Tuckahoe Landscaping. He was staying on as a contractor for 18 months to help work through the transition, all the while keeping his eyes peeled for his next endeavor. Mayhew’s knock came at the perfect time.

Mayhew – first vice president at Commonwealth Commercial Partners, LLC, who focuses on acquisition, disposition, leasing, development, and consulting services for industrial, office, and investment clients throughout Virginia—had become aware of a piece of land in Goochland County that was partially slated for industrial development.

“I told Todd about my idea for an industrial park on the property,” says Mayhew. “Walton and his business partner, Patrick Dolan, had been looking for a project like this on a smaller scale for years. I think this was a much larger project than they could have anticipated, but they saw the value in it. They saw the fact that there is a supply side issue for these types of parcels in the market, and they took a big risk.”

Within three weeks of first talking with Mayhew, the property was under contract and the project was underway.

THE PROJECT

The 84-acre Pony Farm Industry Park property is unique in that it sits on the line between two counties.

The front 40 acres of the property borders Pony Farm in Goochland County, and the back 44 acres are in Hanover County. The property is being subdivided into 14 lots, each between 2-6 acres. The site is one property over from the existing Oilville Business Park.

“Todd and I talked for years about wanting to do something like this, but it was all about finding the right project,” says Dolan. “We knew going into this that it was going to take a lot of work, but the project fits a big need in the community for small businesses. It’s going to be very rewarding to see it come to life.”

When Dolan and Walton went under contract for the property, an extended due diligence period was factored into the equation in order to allow for the rezoning process in Hanover—an estimated nine months. About 18 months later, the rezoning passed in January 2024. Both parcels are zoned as “Heavy Industrial.”

Dolan, Walton, and Mayhew all admit that the rezoning process has been the biggest hurdle, one that they’ve learned the most from.

“Everyone told us it was going to be tough. In our first meeting with Hanover, they told us there was a less than 2% chance that they would ever rezone this,” says Dolan. “We started to have serious conversations with them, as well as neighbors to the property, about what they would need to see and what it is they’re worried about. They were very open and honest moving through the project.”

“Both county’s planning departments have been unbelievably easy to work with,” says Walton. “Hats off to them for being open to discussions and being willing to lead us down the right path towards something that ultimately got us the rezoning.”

Aside from working closely with county representatives, Walton and Dolan formed a team of individuals—whom they fondly refer to as Team I-64—who have all contributed to the project from the legal, engineering, and real estate perspectives.

“The ability to admit what you don’t know is powerful,” says Walton. “We trust Team I-64 and each of their expertises, and Michael has been a huge asset. He has been right there in all the meetings with us from the beginning. He has owned this project from day one.”

THE IMPACT

Though the Richmond area offers large-scale industrial development throughout the I-95 corridors, there is very little available for smaller businesses with the same need. A recent CoStar study found Richmond to be one of the tightest industrial markets in the nation.

“Our developers are the only ones who can make this project make sense,” says Mayhew. “A large corporate developer would look at this project for 10 seconds and be out. This is the first park of its kind that has been developed in the Richmond Metro area in over 20 years. Our goal is to bring this to market in an area that is clamoring for this type of product.”

“There is a huge need in the Richmond Region for industrial development of this size and type,” agrees Sara Worley, economic development director for Goochland County. “Goochland is honored to partner with Hanover and work with the I/64 team to bring this unique offering to the Richmond market. We are looking forward to welcoming new business opportunities into Goochland County!”

Dolan says their team has chased a need from the beginning, getting insights from peers who have been down this road before and helping inform their work and process.

“For instance, with the specific rezoning we went after, we needed to make sure we would have outdoor storage available because that was proven to be a huge need,” says Dolan.

“One of the most challenging property searches in this region is for smaller lots—about 2-5 acres—for industrial use with outdoor storage,” says Brandon Turner, director of Hanover County Economic Development. “Many of those seeking such properties are small, local businesses in need of expansion. Pony Farm Industrial Park will go a long way in addressing the need for this type of property in the Richmond market. Working with Todd, Patrick, Michael, and their team has been a pleasure, and we appreciate the collaboration our partners in Goochland County provided to help get this cross-jurisdictional industrial park approved and moving forward!”

THE TIMELINE

With the rezoning behind them, the Pony Farm Industrial Park is in development with an estimated external delivery date of the first quarter of 2025.

When it comes to prospecting for the new businesses that will call this park home, Mayhew and the team believe service contractors, HVAC groups, pipe fitters, electricians, or landscaping companies (among others) are the best fit for this park—particularly because of the by-right outdoor storage ability on site.

“We’ve spent so much time looking at the project on paper, planning for what we think would be a really nice product to present,” said Walton. “I’m really looking forward to seeing everything take shape.”

Stettinius joined CCP after spending more than a decade in the financial services industry across several firms. A graduate of the University of Virginia with a bachelor’s degree in Commerce, he also earned an MBA from the university’s Darden School of Business. Blue Knob Complex Sold

Richmond, Va. – May 10, 2024

Congratulations to Hank Campbell on the sale of the 2,301-acre Blue Knob Complex located north of Martinsville, Virginia adjacent to the Turkeycock Mountain Wildlife Management area. This beautiful recreational property is a mountainous hardwood timber tract with some pine conversion offering exceptional views and abundant wildlife. The seller was Dominion Woodlands LLC, an institutional owner based in Atlanta, Georgia. The property sold for $3.3 million.

Hank was first approached about selling the tract eight years ago when it was acquired by the owner as part of a larger portfolio. Since then, Hank helped the owner by securing a deeded access easement across the main road into the property back in 2020. Hank relisted the property earlier this year following a price adjustment and quickly had it under contract. The transaction closed within 30 days from start to finish. Thank you to Dominion Woodlands LLC for allowing us to represent you in this transaction, and a big thanks to Jeff Davis who represented the buyer.

In 2024, Hank has advised clients on the disposition of over 4,100 acres of land and has close to another 1,000 acres currently under contract. Hank shared that “rural recreational properties and timber tracts remain a popular asset class for investors who are looking for diversification within their real estate portfolios.”

Forum 2024 Recap

Do the simple math. Follow the red thread.

This year at the 2024 Commercial Real Estate Forum presented by Commonwealth Commercial Partners, LLC, our keynote speaker, John Maketa, reiterated these points throughout his presentation. They were meant to be reminders of his central idea: that commercial real estate professionals can and should be leveraging demographic facts for business strategy and revenue.

Held in Richmond, the Commercial Real Estate Forum welcomed approximately 325 attendees for an afternoon of education and networking. ​​​​​​The topic, “Demography is Destiny: How Population Trends Will Impact Business,” gave us a quick overview of Demography 101 and how putting yourself, your family, your business, and your community in front of a demographic wave can lead to enormous benefits.

Here are our three key Forum takeaways, summarized:

1. Human behavior is predictable.
What are the three basic facts of Demography 101, according to Maketa?
– People age
– Populations move
– Markets change

Maketa outlined a person’s average lifespan and what is “predictable,” according to each stage of life. “If you want to predict the future, do the math. If you want to understand people, you need to understand their behavior.” Maketa dissected the characteristics of each living generation. “It’s the people and organizations who can see the world clearly that are going to be successful,” said Maketa.

2. Your #1 resource? Great talent.
“Talent needs to be part of your strategic priorities, or nothing else is possible,” said Maketa. He urged the audience to recruit A-rate team members, because great quality talent will continue to build upon itself. “You want a quick way to flat line your business moving forward? Tolerate a B-player. Our environment is too complicated, moving, too fast, too sophisticated. Don’t tolerate a B-player.”

3. If you haven’t already embraced DEI, you need to start now.
America is, and always has been, an enormous and impressive melting pot. Maketa says that approximately 45% of the American market today is a minority, and that number is growing rapidly. “If you aren’t selling your goods and services to a minority market, you’re missing out,” said Maketa. He also urged attendees to look for more and more women moving into top level leadership roles. “The glass ceiling is shattering. Women outnumber men in college and in law school. And I don’t know if you’ve been to California lately, but if you’re familiar with Senate Bill 826 and you’re running a public traded company, you’d better have a woman on the board because that’s the law.”

Commonwealth Lodging Management is pleased to announce three new Properties in Norfolk, Virginia, and Youngstown, Ohio.

1. Wyndham Garden Norfolk Downtown:
The former Golden Triangle Hotel was an iconic hotel in Norfolk Virginia and credited with leading the city’s urban revitalization when it opened in the 1960s. Since then, the hotel has traded under several franchises, most recently Wyndham Garden Inn. For the past decade, it hosted a large Navy contract for lodging and was largely unavailable for corporate travelers, conferences, large social events, and sports teams. The hotel has been recently updated with a new guest room furniture package and Commonwealth Lodging will spearhead re-conception of its restaurant in the coming months. This hotel now caters to a range of clients, including government and business travelers, sports groups, Virginia Beach/Norfolk tourism, and social event organizers. With 15,000 square feet of meeting space and over 200 rooms, the hotel can accommodate groups of up to 300 people.

2. Residence Inn by Marriott Youngstown Boardman/Poland:
With 78 well-equipped suites, this hotel meets the needs of long-term travelers seeking comfort and convenience. The property is set to undergo a comprehensive transformation, promising newly furnished guest rooms, a modernized residential style lobby, updated fitness equipment, and inviting new outdoor furniture for the pool and backyard fire pit/grilling area. Residence Inn is positioned to offer guests an away from home experience.

3. Fairfield Inn & Suites by Marriott Youngstown Boardman/Poland:
Adjacent to the Residence Inn, the Fairfield Inn & Suites offers 62 rooms designed to improve the stay experience. This property will also undergo comprehensive renovation with newly furnished guest rooms, a welcoming lobby, and refreshed fitness and pool areas. With a commitment to excellence and guest satisfaction, Fairfield Inn & Suites by Marriott provides a seamless blend of comfort and convenience to travelers visiting the Youngstown Boardman/Poland area.
