Chris Wells serves Commonwealth as a Commercial Property Manager with a specialization in industrial and retail assets. He is primarily responsible for daily operations of a diverse portfolio of commercial assets, mentoring new hires within the department, and providing top-quality customer service.

Experience

Chris holds over 6 years of commercial real estate experience while managing vendors, tenants, and team members. Prior to his position at Commonwealth, he worked with Chesterfield Commercial Realty in the Greater Richmond Area.

Education

Chris holds a B.S. in Business Management from Longwood University. Additionally, he spends his time volunteering at his local church, exercising, and fixing his swing at the driving range. He also holds his Real Estate License and membership with IREM and GRACRE in the Richmond chapters.

What’s something you always look for when evaluating a property?

I specialize in identifying high-risk areas and potential value-add opportunities for each property. As assets age, it is important to identify the areas that fail frequently, as well as keep up with rising trends to hold a competitive advantage in the market.

What do clients value most after working with you?

All of my clients are grateful to always have immediate access to me and for getting personalized service that tailors to their needs. All assets are different, and all clients have different goals, so I provide individualized service to protect and increase the value of their assets. Among other things, they value my personal connection to tenants and the relationships with my vendors that continue to provide efficient property maintenance.

What do you enjoy most about working at Commonwealth?

Above all, I appreciate and enjoy the people and relationships I’ve build at this company. This team prides itself on being the most diverse in skill, while still providing the same exceptional experience across all departments. For a national company with employees across several states, the culture and environment of Commonwealth does not alter, and allows for personal and professional development across all disciplines.

What’s a moment where you made a meaningful difference for a client?

Following my inundation to a new management opportunity, the owner was looking to improve the lighting at their property by swapping out old fixtures to LED’s across the entire retail center. The quoted cost they received was over $50,000. Through leveraging my vendor relationships, and local energy rebate programs, I was able to lower this cost to only $9,000 out of pocket for the client. After doing so, their energy expenditure went down by 15%, improving retail value of the project even further.

What’s the best piece of advice you give to clients?

The cheapest priced service often comes with the most expensive lesson.
