Mechanicsville medical building sells for $2.1M

The Virginia Cancer Institute building in Hanover County’s Mechanicsville area has sold for $2.1 million, Glen Allen-based commercial real estate company Commonwealth Commercial Partners LLC announced Thursday.

Located at 7501 Right Fork Road, the 8,100-square-foot building is 100% occupied by the Virginia Cancer Institute, which has been there since 2012, according to CCP. The Virginia Cancer Institute has a total of seven locations in the Richmond region. 7501 Right Flank LLC purchased the property in a transaction that closed on May 7.

Henrico-based company sells Florida office tower

Lingerfelt CommonWealth Partners LLC, a real estate investment management firm based in Henrico County, announced Wednesday that is has sold Riverplace Tower — an office tower in downtown Jacksonville, Fla. — for $53.4 million.

It bought the 28-story building, at 1301 Riverplace Boulevard, for $29 million in October 2014.

Lingerfelt CommonWealth will continue to operate the 441,000-square-foot building for the new owner. Commonwealth Commercial Partners, the company’s property management affiliate, will handle the day-to-day asset and property management. Jones Lang LaSalle will continue to handle the leasing and marketing of Riverplace Tower.

Historic Malvern Hill Farm in Henrico hits market for $10.6 million

A 900-plus acre farm in eastern Henrico County — site of the final battle fought during the Seven Days Battles during the Civil War — is on the market for $10.623 million.

Its sale would be the first time the ownership of the historic Malvern Hill Farm has changed hands since the late 1930s, when William Ferguson bought it.

Nearly two dozen of his family descendants own the property now, but they have decided it is time to part with it, said Bill Barnett, senior vice president and partner with Henrico County-based real estate brokerage Commonwealth Commercial Partners, which is marketing the property along with Ryan Fanelli.

Grocery stores in demand as anchor tenants

In recent years, as major department stores have faltered as a result of increased online shopping, the grocery store has grown in demand as an anchor tenant.

All across Virginia, higher-end grocery stores, including Kroger, Wegmans, Whole Foods and now Publix, are sought out as tenants in mixed-use projects. As a result, these supermarket chains are investing millions to open new stores and renovate old ones.

Not only do they help generate traffic at retail centers, grocery stores also haven’t been as hard hit by internet shopping as department stores have.

“They help develop shopping patterns, which also helps other merchants,” says Connie Jordan Nielsen, a senior vice president and retail specialist for Cushman & Wakefield | Thalhimer in Richmond. “Say the UPS store is next to a Kroger where a shopper goes three times as week, and they need something from UPS. Chances are they will stop at that one as opposed to someplace where the shopper might go every couple of months.”

From a development standpoint, grocery stores are a home run, agrees Carl F. Blackwell, a senior vice president with Commonwealth Commercial Partners in Henrico County. “They bring cars to the parking lot, and that’s what the other tenants want. “

Strickler named president of Henrico real estate company

Commonwealth Commercial Partners LLC announced Monday that Kenneth S. Strickler has been named president of the commercial real estate company. Founder Mark Claud will continue to serve as chief executive officer of the Henrico County-based company.

In this new position, Strickler will be responsible for the operational and long-term planning for all company functions.
