Experience

Hartley is a member of Commonwealth’s Retail Sales & Leasing team, which he joined in August 2024. He graduated from the Virginia Military Institute in 2023 with a Bachelor of Arts in Economics and Business, where he competed as a NCAA Division I lacrosse player. He later earned a Graduate Certificate from the University of North Carolina at Chapel Hill in 2024, while continuing his Division I lacrosse career.

He specializes in helping emerging and high-growth brands and franchise systems expand into new markets through data-driven site selection, market strategy, and retail real estate advisory. He has worked with tenants and operators including 7Brew, Royal Farms, Sam’s Xpress Car Wash, and Verizon.

Outside of brokerage, Hartley is active in his faith and family life and enjoys time outdoors—golf, tennis, and coaching lacrosse.

What Matters

What’s something you always look for when evaluating a property or deal?

Location, access, vehicles per day. These are the first 3 things I look for to evaluate whether the deal is worth pursuing or not.

What do clients value most after working with you?

Clients value my work ethic towards the job at hand and my ability to get deals across the finish line.

What’s a property or project you’ve worked on that you’re especially proud of?

I represented a 7Brew franchisee who had a pin in South Hill, VA and completed an off-market deal that was done directly with the owner. There were a lots of warts and pimples that needed to be ironed out, but with the help of ownerships willingness to cooperate and communicate we got it across the finish line.

What does being a true partner to your clients mean to you?

It means creating a personal connection. One that goes beyond just work.
